Bed bug treatment for Manchester hotels and serviced apartments

Manchester has one of the busiest hotel and serviced apartment markets outside London, from Piccadilly and Deansgate to MediaCityUK in Salford. Every guest arrives with luggage, so every operator will deal with bed bugs sooner or later. What matters is how fast the room is closed, checked and back in use.

Commercial work is priced per room and per site rather than by bedrooms, and is usually agreed after a short survey.

Choosing heat or spray for a room

Heat suits when

  • The room needs to be sold again quickly. A heated room can often reopen the same evening.
  • The guest complaint is fresh and confined to one room.
  • You would rather not use insecticide in a room that is let again within hours.

Spray, or a mix, suits when

  • Signs are found in adjoining rooms or along a corridor, so several rooms need treating together.
  • Heavy fixed furniture, such as built-in headboards and wardrobes, creates gaps that need a residual product.
  • The room can be held out of use for the spray course without losing much revenue.

Work out the cost

The first 48 hours after a guest report

A sequence that most hotel and aparthotel operators follow, whatever the size of the building.

  1. Hour 0

    Close the room

Take the room off sale. Move the guest to a room on a different floor, not next door, after their luggage has been checked or bagged.

  2. Hour 0 to 2

    Bag and record

Bag the bedding in the room and take it to the laundry sealed. Note the room, date, guest report and anything found.

  3. Within 24 hours

    Inspect

A technician checks the room plus the rooms either side, above and below. Housekeeping trolleys and the laundry route are checked too.

  4. Within 48 hours

    Treat

Heat for a single room that needs to reopen fast; spray or a combination where adjoining rooms are involved.

  5. 2 to 3 weeks

    Sign off

A follow-up check, then the room is cleared in writing.

City-centre operators

Aparthotels and serviced apartment buildings around Piccadilly, the Northern Quarter, Spinningfields and Deansgate often share their blocks with long-term residents. A problem in one serviced unit can reach a private flat along the same pipe run, so it pays to tell the building manager and agree who checks the neighbouring units.

Hostels and budget hotels near Piccadilly and Oxford Road see the highest turnover and the most luggage. Regular inspections, staff trained to spot the signs when changing beds, and encasements on every mattress cut the number of full treatments needed each year.

Prevention that housekeeping can do

Most infestations in hotels are caught early because housekeeping staff notice something. A few habits help.

  • Check mattress seams, headboard joints and the luggage rack at every change of guest, with a torch.
  • Fit bed bug encasements to every mattress and divan base so signs show up on a smooth surface.
  • Keep a room log of any reports and treatments. It shows patterns and is useful if a guest complains later.
  • Never move furniture from a suspected room to another room.

Where this information comes from

Questions from hotel and aparthotel operators

01How quickly can a room be back in use?
After heat, often the same evening once the room has cooled and been checked. After a spray course, the room is usually held until the follow-up visit confirms it is clear.
02What should happen to the guest who reported it?
Move them to a room on a different floor, well away from the original, after their luggage and clothes have been checked or bagged. Offer to launder what they were wearing hot. That stops the problem travelling with them to a second room.
03Can treatment be done at night?
Yes. Inspections and spray treatments are often done out of hours. Heat takes most of a day, so it is usually scheduled for a room that is already off sale.
04Is a contract worth it for a small hotel?
If you have had more than one case in a year, usually yes. Regular inspections find problems before a guest does, which is cheaper than refunds and bad reviews.
