Bed bug inspection in Manchester

An inspection answers two questions before you spend money on treatment: is it really bed bugs, and how far have they spread? In a block of flats it also answers a third: are they coming from next door?

A home inspection on its own is typically £60 to £120. Many technicians take the fee off the treatment if you go ahead with them.

When an inspection comes first

Book an inspection when

  • You are getting bites but have never seen a bug, and want fleas, mites, carpet beetles or a skin condition ruled out.
  • You let a student house and need to know how many bedrooms to include before you price the job.
  • You are moving into a flat, or a lodger has just left, and you want a clear answer before you unpack.
  • A neighbour in your block has bed bugs and you want to know whether your flat is clear.

You can usually go straight to treatment when

  • You have caught a bug and kept it, and only one bed has bites. The technician checks the room at the start of the treatment anyway.
  • Several rooms already show clear signs: live bugs, dark spotting on the mattress and pale shed skins.

How an inspection is done

Bed bugs hide close to where people sleep or sit, in dark seams and joints, and spread outward from there. A good inspection follows the same path.

  1. 0 min

    Questions first

Where you sleep, where the bites are, for how long, who else lives there, recent travel or second-hand furniture, and anything already tried.

  2. 5 min

    The bed

Mattress seams, piping and labels; the divan base or frame joints and slats; the headboard and the wall behind it. A bright torch and a thin card do most of the work.

  3. 20 min

    Around the bed

Bedside tables, skirting, sockets, picture frames, curtain tops and the carpet edge nearest the bed.

  4. 35 min

    The rest of the home

Sofa and chairs, then the other bedrooms. In a flat, the shared walls, riser cupboards and pipe runs on the side nearest any affected neighbour.

  5. 50 min

    The answer

What was found, shown to you where possible, which rooms need treating, and the method the technician recommends.

What inspections find in Manchester homes

In shared student houses around Fallowfield, Rusholme and Withington, bed bugs often arrive in one bedroom after a trip or a move and spread along the landing within weeks. Checking every bedroom costs a little more on the day but avoids paying for a second treatment when the room next door turns out to have them too.

In the city-centre blocks, the question is often where the bugs are coming from. A careful inspector checks the shared walls, the service risers and the gaps where pipes pass between flats, and tells you plainly if the source is likely to be outside your home. That finding is what you need to take to the managing agent.

Before booking, it is worth checking for the signs the NHS lists: bites, often in a line on skin that was uncovered in bed; small blood spots on sheets; dark spots of droppings on the mattress or headboard; and the bugs themselves, flat, oval and about 5mm long.

Things that look like bed bugs

A good share of inspections end with good news. Carpet beetle larvae, which are small, hairy and found near skirting and wardrobes, leave itchy marks that are easily mistaken for bites. Fleas bite mostly around ankles and lower legs, usually in homes with pets. Booklice and spider beetles turn up in kitchens and damp rooms and do not bite at all.

Skin conditions can look like bites too. If you have a rash that spreads, or bites that become hot, swollen or painful, the NHS advice on insect bites says to see a pharmacist or GP.

What a proper inspection covers

Part of the jobWhat it covers
Every sleeping areaEvery room someone sleeps in, plus sofas and chairs used for naps, not just the room with the bites.
Neighbour routesIn flats and terraces, the shared walls and pipe runs, and a note of whether bugs are likely to be coming in from outside.
A written resultRooms marked as affected, clear or uncertain, with the evidence found in each.
A plan and a priceThe method the technician would use, how many visits and a fixed price, with the inspection fee taken off if you go ahead.

Inspection questions

01How long does a bed bug inspection take?
About half an hour to an hour in a typical flat or house. A student house with six bedrooms, or a flat where neighbours are involved, can take longer.
02What should I do before the inspection?
Leave the bed made and the furniture where it is, and hold off on stripping and washing everything: the inspector needs to see the signs where they are. Any bug you have caught is worth keeping, sealed in a bag or jar.
03Can an inspection miss bed bugs?
In a very early, light infestation, yes. If nothing is found but the bites carry on, ask about interceptor traps under the bed legs and a second visit a few weeks later.
04Are detection dogs used in Manchester?
Some firms use them, mainly for hotels, halls of residence and large blocks where checking room by room is slow. For one flat or house a careful visual inspection is normally enough.
05Do I need an inspection between student tenancies?
It is a sensible check for landlords. An inspection at changeover costs far less than treating a whole house in the middle of term.
